Under the terms disclosed in TeraWulf's securities filing, Anthropic will lease approximately 400 megawatts of critical IT capacity at the Hawesville campus, located about an hour southwest of Louisville along the Ohio River. First power delivery is expected in the second half of 2027, with the full campus operational by early 2028. The site itself tells the story of America's industrial transition. The 790-acre property once housed a Century Aluminum smelting operation, an energy-hungry heavy industry that shut down and left behind exactly what AI companies now covet: massive existing power transmission infrastructure and fiber-optic connectivity. Rather than waiting years for new grid interconnections — the single biggest bottleneck in the data center boom — TeraWulf can plug enormous computing loads into lines built for molten metal.
For Anthropic, the lease is another aggressive step in a compute buildout that has accelerated all year. The company has committed some $50 billion to US data center capacity as it races OpenAI, Google and Meta for the electricity and chips that frontier AI models demand. Kentucky adds a major inland site to that portfolio, diversifying away from the crowded data center corridors of Virginia and Texas where power is increasingly contested.
Kentucky officials celebrated the announcement as an economic coup. The project is expected to create hundreds of construction jobs and a permanent operations workforce in Hancock County, a region hit hard when the smelter wound down. State leaders have courted data center investment with tax incentives, and landing a marquee AI tenant validates a strategy of pitching former industrial sites — with their oversized power infrastructure — to technology companies.
For TeraWulf, the deal completes a remarkable transformation. The company built its business mining bitcoin, an enterprise whose economics depend on the volatile price of a digital asset. A 20-year lease with a well-capitalized AI tenant offers something bitcoin never could: contracted, predictable, utility-like revenue measured in decades. Analysts covering the sector were blunt in their assessment — AI contracts, not bitcoin, now drive miner valuations.
That verdict has consequences across the industry. Miners such as Core Scientific, Hut 8, Iren and Cipher Mining have all pivoted toward AI and high-performance computing hosting, and each new hyperscale lease resets the benchmark for what their power portfolios are worth. Yet the market's enthusiasm is selective: analysts note investors are giving little credit to future AI data center pipelines until leases are actually signed, making binding deals like this one the industry's hardest currency.
The macro backdrop adds urgency. Electricity has become the strategic resource of the AI era, with US data center demand forecast to consume a rapidly growing share of national generation by 2030. Sites with existing interconnection rights — like a dead aluminum smelter on the Ohio River — have become some of the most valuable real estate in the country, prized less for their land than for their megawatts.
There are risks on both sides of the table. TeraWulf must finance and execute a complex buildout on schedule, and any slippage past the 2027 first-power target carries penalties and reputational cost in a market where speed is everything. Anthropic, for its part, is layering enormous fixed obligations onto a business whose revenue depends on continued explosive growth in AI demand — a bet skeptics compare to the telecom overbuild of the late 1990s.
Supporters counter that compute scarcity, not demand, remains the binding constraint on AI companies, and that locking in power years ahead is the rational play. Every major lab has reached the same conclusion: those who control electricity and data center shells will control the pace of AI progress. The bidding war for capacity has made 400-megawatt campuses — unthinkably large five years ago — the new standard unit of ambition.
The deal also carries a quiet symbolism for the crypto industry it leaves behind. Facilities conceived to mint bitcoin are being repurposed to train and serve AI models, a migration of capital and kilowatts from speculative computation toward what markets now treat as essential infrastructure.
